HOW MONTHLY COSTS WORK

Your monthly cost is made up of base rent plus required community fees and utilities. Some charges — like water, sewer, and electricity — vary based on usage. Optional services, such as pet rent or reserved parking, are only included if you choose them.

Applying & Moving In

  • What fees are due when I apply?

    Application fees are due at the time you submit your application. Additional move-in fees are collected once your application is approved.
  • Are any fees refundable?

    Application and administrative fees are non-refundable. Security deposits are refundable per lease terms.
  • How can I see my total cost before applying?

    The easiest way to see your full, personalized cost is to create a quote directly from our website — or simply ask Ellie using the "Chat with us" feature in the bottom-right corner of the screen.


    Start on our "Floor Plans" page and follow these steps:

    • Click "View Details" for your desired floor plan

    • Select "Lease Now" for the specific home you're interested in

    • Choose a Move-in Date & Lease Term

    • Click "Apply Now" to view your complete quote


    This process allows you to see pricing and applicable fees based on your selected home and lease terms, so you can move forward with confidence. If you have questions along the way, our Community Team is always happy to help.

Monthly Living Costs

  • Why isn't my monthly total always the same?

    Utility charges like water, sewer, and electricity are based on usage, so they may vary month to month.
  • How will I see my charges?

    All charges are clearly listed in your resident portal and monthly statement.

Pets, Parking & Services

  • What fees apply if I have a pet?

    A one-time pet fee of $400 per pet is due at move-in, plus $25 per pet in monthly pet rent.
  • Is parking included?

    Standard parking is included. Reserved or covered options may be available for an additional fee.

Changes & Updates

  • Can fees change during my lease?

    Required fees are outlined in your lease agreement. Any changes are communicated in advance.
